One of the key pillars of your brand for a sustainable STR business is Your Product. The biggest mindset shift that successful Airbnb hosts make, is defining their Product outside of the marketplace where they are listing. Recognising that your Product is more than a place to stay is HUGE when it comes to knowing your value in the market and the value you are giving your guests.
Then it is a simple leap to creating a pricing strategy based on the VALUE you are offering your guest.
When I figured out this part, I felt much better about raising my prices by at least 50% and knowing my worth when folks asked me to discount. I politely turn down most discount requests and rarely have any pushback.
Even better- my occupancy wasn’t affected either. SERIOUSLY
